The Home Inspection

If you were to do your own home inspection, you might notice some of the little things - chipped paint, cracked tiles or stained carpets. Most likely you don’t know much about roofing or foundations, though, and since these are the most costly to repair, hiring a professional home inspector is always the best course of action.

Before they’ll issue you a mortgage, some lenders make a home inspection a requirement. This can be a costly process and not one that you want to do every time you are interested in a home. To avoid incurring this fee more than once, simply ask your lawyer or realtor to make a satisfactory inspection a condition of your offer.

The inspection will include examinations of the roof, insulation, walls, floors, doors, windows, and the foundation. All of the major systems will be inspected, including the plumbing, electrical, air conditioning and heating. Older homes will be examined for such things as termites, asbestos, foam insulation and lead paint.

The inspection should last about 3 hours and will cost a few hundred dollars – well worth the peace of mind and security it will provide. If you are looking into purchasing a new home, don’t skip out on the home inspection. Not all builders work to the same standards.
