When you Receive an Offer

As your broker, I am obligated to show you each and every offer that is submitted on your property. An appointment will be scheduled so that we can further discuss the offer’s details.

Most offers are submitted on a form that has been based on the Agreement of Purchase and Sale created by the Ontario Real Estate Association. It will detail the specifics of your property and the buyer’s terms. Don’t worry, in most cases the buyer will not be present at the meeting, so you can freely review the offer without pressure. But, you should be aware that the buyer will have signed a Buyer Agency Agreement and, therefore, the realtor will be representing the interests of their client.

The realtor will take you through the document, step-by-step, so that you fully understand all the details. The first thing you will want to know is the price the buyer offered. Remain calm and listen to what the buyer’s terms are before passing judgement. Although price is important, there are other things to consider here.

Once you have reviewed the offer, you have three choices. You may accept the offer, reject it, or sign it back to the buyer with a counter-offer.

If you accept it, you will be required to sign and return the offer. Your signature forms a legally binding contract and is subject to the conditions it outlines.

If you reject it, the buyer may return with another offer.

If you sign it back with your proposed changes to the price, conditions, or both, the buyer has the option of accepting, rejecting, or returning it with another counter-offer. This will continue until both parties are satisfied and the offer is accepted, or until one of you ends the negotiations.
