Marketing Your Home

When you sign the Listing Agreement to sell your home, through the Multiple Listing Service, your home will get the most exposure among other realtors and potential buyers. Besides the MLS, there are a number of strategies that your realtor can utilize in order to effectively market your home.

The “For Sale” sign is one of the easiest, quickest and most inexpensive ways to get your home out on the market. You need not worry about loss of privacy when you make the sale of your home public. Almost all buyers will respect your privacy and contact the realtor directly. Your neighbours can also be great marketing tools. Some of them may love the neighbourhood they live in, but not their home. Your potential buyer could be right next door. If your neighbours aren’t interested in your home for themselves, they may know someone who is. You can be sure that potential buyers, who contact your realtor because they either saw the “For Sale” sign, or they talked to a neighbour, are truly interested in what they have seen.

In order to increase interest in your home, virtual tours are also an effective marketing tool. Virtual tours allow interested parties to preview the home before booking a showing, effectively minimizing frequent showing to those who are not interested. Virtual tours are especially advantageous to rural home owners whose homes are otherwise difficult to see. Some sellers hire home stagers to make their home look more presentable to buyers.
